ABOUT RED’S GIANT HAMBURG
In 1947, Sheldon “Red” Chaney opened a small hamburger stand at 2848 W. Chestnut Expressway in Springfield, Missouri—an address located along the iconic Route 66. A self-reliant entrepreneur, Red chose to design and build his own sign. Due to the presence of nearby utility wires, he was unable to fit the entire word “Hamburger” on the vertical section of the cross-shaped sign. Undeterred, he simply dropped the “E-R” and named his roadside diner “Red’s Giant Hamburg.”
Over time, the restaurant became a legend of both Route 66 and the Springfield area, often credited as “America’s first drive-thru.” Travelers cruising the Mother Road could pull off the highway and place their orders at a drive-up window along the gravel driveway, where Red or his wife Julia would serve up their delicious hamburgers, French fries, and cold draft root beer—all without patrons needing to leave their car. The original Red’s Giant Hamburg operated at that location until its closure in 1984, leaving behind a legacy of nostalgic Americana.
In 2013, a replica of the original sign was installed as part of the Birthplace of Route 66 Roadside Park on West College Street in Springfield, preserving the memory of this beloved institution. The replica sign still stands there today.
Then in 2019, Red’s Giant Hamburg was reborn. Careful research, planning, and passion went into reimagining the restaurant, with a new building located at 2301 W. Sunshine St. constructed to capture the look and feel of the original. The menu also remains faithful to its roots, featuring the classic giant hamburgs, coney dogs, French fries, and old-fashioned draft root beer. Even a 1955 Buick Special similar to the one Red used as part of the sign was fully restored and displayed in the parking lot next to the iconic cross-shaped “Giant Hamburg” sign. Red’s has been a familiar and beloved symbol to generations of Springfield residents and Route 66 history buffs alike.

BUSINESS NAME
The name “Red’s Giant Hamburg” is a registered trademark owned by CCIT Trademark LLC. The business name has been used under a special agreement between the property owners and the trademark holder. New owner’s may either change the business name or arrange a new trademark agreement with CCIT Trademark LLC. Any and all agreements for usage of the name “Red’s Giant Hamburg” shall be between the new owner and the trademark holder.
TERMS OF SALE
BUYER’S PREMIUM: The sale of the property is subject to a five-percent (5%) buyer’s premium. The hammer price of property plus the buyer’s premium shall constitute the contract purchase price.
DOWN PAYMENT: A down payment based on the purchase price will be paid at the close of Auction and will be applied to the purchase price at closing. Down payment amounts shall be assessed according the the following scale:
- $300,000 & below: 10% up to $15,000.00 (Capped)
- $301,000 – $500,000: $25,000.00 (Flat)
- $501,000 – $1 Million: $35,000.00 (Flat)
- Above $1 Million: $50,000.00 (Flat)
CLOSING COSTS: The balance of purchase price is due in cash at closing. Closing costs will be shared equally between Buyer(s) and Seller.
CONDITIONS & CONTINGENCIES: The sale of the real estate is not subject to any contingencies nor is it conditional upon financing.
WARRANTY DEED & TITLE INSURANCE: The Seller shall provide a title search and a Warranty Deed. The cost of title insurance shall be at Buyer’s expense if Buyer elects to secure a title insurance policy.
REAL ESTATE TAXES: The Seller shall pay the 2024 and all prior year’s real estate taxes; real estate taxes for 2025 shall be prorated to the date of closing.

1031 EXCHANGE: The seller may choose to qualify the sale of the property under Section 1031 of the Internal Revenue Service Code (tax deferred exchange). Buyer(s) shall cooperate with said exchange and shall be held harmless from any and all claims, costs, liabilities, or delays in time resulting from such an exchange. Buyer shall agree to an assignment of this contract by the Seller.
